Typical costs start from around £30k and rise to approx. £60k incl. VAT depending on your specific requirements. Each project is different and accurate costs can only be given once your plans are in place.
House extensions

There are certain regulations that both single and two storey extensions must comply with. In most cases, they should not bring the building any closer to an existing road. Single storey extensions with a flat roof should be no higher than 3 metres; or 4 metres if they have a pitched roof. The roof of a two storey extension should be no higher than the existing building.

Conservatories

The rules are slightly different for conservatories, which makes them a very cost effective way of adding extra space. The majority of conservatories will not need planning permission.

Patio's

Generally a new driveway or patio area does not require building regulations approval. However, you will need to make sure that any alterations do not make access to the dwelling any less satisfactory than it was before. So, for example, changing levels to introduce steps where none existed before would be a contravention of the regulations.
