Problems With Your Builder?

If you have any problems with any of our registered builders we will do everything we will do everything we can to help resolve the situation, and any recommended builder who is found to be falling short of expected standards will be struck off the register. We only register the best tradesmen; therefore our registered is limited to 200 contractors in any one area, in order to ensure that we can effectively monitor the tradesmen who fall under the SafeTrade banner. At SafeTrade you won't find or 1000s of tradesmen, but you will find 100s of excellent tradesmen who you can trust to do good job.

Builders

A qualified builder will be able to undertake work such as extensions, loft and garage conversions, and structural changes to your home.

Good builders will be able to advise you on materials, building regulations and whether or not you need to apply for planning permission. It's recommended that for large projects however, you initially employ an architect to discuss layout and best use of space which may save you money in the long term and give you the best result.

Property extensions

If you don't want to move house but need more space an extension will be a great way to give you what you want. Extensions can be complex and you may need planning permission whereas if you can convert existing space such as your attic or basement, this might be a simpler and more cost effective option. Attic and loft conversions

Unlike the 'build upward' technique employed for two-storey extensions, your loft already has most of the structural parts in place and a lot of wiring and pipe work is nearby in the floor of your attic so extending circuits and pipes will be a lot easier. On the other hand, lofts tend to be awkward in shape and you may not be lucky enough to have the right amount of viable or liveable space in which case you'll have to build outwards or add more room with a dormer extension. As attics aren't built for heavy traffic, you'll also have to strengthen joists in the floorboards and add in a sub-floor.

You also need to consider access issues and make sure that any staircases are planned correctly in the context of the rest of the house.

Basement conversions

A basement or cellar conversion is easier to do yourself compared to the more complex loft conversion and the extension which, unless you are qualified, will need a professional builder. As basements rest on solid foundations, they need less strengthening and structural work. The main thing to be aware of for basement conversions is the risk of damp. You can get round the damp problem with de-humidifiers and good damp coursing. Creating the illusion of space In the absence of 'spare room' you can create the illusion of space by knocking down a non load-bearing wall. The trick to this is ensuring that the wall you plan to demolish is actually non load-bearing. An experienced builder will be able to help you with this.
